Non-QM is an abbreviation for non-qualified mortgage loans. Within the mortgage industry, a qualified home loan has to comply with the requirements set forth by the Consumer Financial Protection Bureau (CFPB) and standards set by the federal government.   • 12/24 Bank Statements: We use 12 & 24 Months of Personal & Business bank statements for self-employed & high net worth individuals who are not able to document their income with tax returns.

  • Profit&Loss:  A profit and loss statement (often referred to as the abbreviation “P&L”) is an organized statement that shows all of your business revenue and expenses, and a resulting profit or loss because of those revenues and expenses. We can use this statement signed by you or any CPA as proof of income to qualify you for a Non-QM loan.

  • Debt-Service Coverage Ratio: A DSCR loan is a type of Non-QM loan for investors. We use a DSCR to help qualify investors for a loan because it can easily determine the borrower’s ability to repay without verifying income.

  • VOE: The verification of employment is a step in the underwriting process. We would need it to check that you are and have been employed to ensure we are taking into consideration all of your income sources. This confirms that the borrower can cover their down payment and any closing costs.
